Whole House Renovation Cost in Seattle and the Eastside (2026)

October 30, 2026TopVolk Construction

Quick Answer

A whole house renovation has no single price because "whole house" covers everything from paint and floors to a gut down to the studs. National 2026 cost guides put a cosmetic whole-house update at about $15 to $60 per sq ft and a gut renovation at about $60 to $150 per sq ft. Around Seattle and the Eastside, where labor and code requirements cost more, a Seattle architecture firm gives a planning range of $300 to $550 per sq ft for full high-end remodels.

The fastest way to a real number is to price the house room by room. Seattle's 2025 costs for the big items: $95,542 for a midrange major kitchen, $36,146 for a midrange bathroom, $29,743 for fiber-cement siding and $24,029 for vinyl windows (Cost vs Value 2025).

Three Levels of "Whole House"

LevelWhat it includesPlanning range
Cosmetic refreshPaint, flooring, fixtures, lighting, hardware; layout and systems stayAbout $15-$60 per sq ft (national)
Major renovationNew kitchen and baths, some walls moved, electrical and plumbing updates, windowsBuild it room by room from the table below
Gut renovationInterior taken to the studs, new systems, insulation, layout changesAbout $60-$150 per sq ft (national); $300-$550 per sq ft for high-end Seattle and Eastside projects

National figures come from HomeGuide and Angi 2026 guides. The high-end Seattle range is a planning figure published by Piper Cole Architects in October 2026. The spread between them is real: a national average includes small, simple houses and modest finishes, while a Seattle gut renovation includes engineering, energy code upgrades and higher labor rates.

Example: Building a Budget

Take a two-bathroom house getting a midrange major kitchen, both baths redone midrange, new vinyl windows and new floors through the main level:

  • Kitchen: $95,542
  • Two bathrooms: 2 x $36,146 = $72,292
  • Windows: $24,029
  • Flooring, 1,000 sq ft of luxury vinyl plank at $4-$16 per sq ft installed: $4,000-$16,000

That adds up to roughly $196,000 to $208,000 before paint, electrical upgrades, any wall changes and a 10-15% contingency. This is why most whole house projects in the area land well above the national per-square-foot averages.

What Drives the Cost Up

  • Moving walls. Removing a load-bearing wall runs roughly $1,200-$10,000 in national guides, more on multi-story houses. See our main floor remodel guide.
  • Systems. Moving plumbing, adding circuits, a new electrical panel or HVAC changes.
  • Energy code. Washington's energy code requires insulating every wall, ceiling and floor cavity you open: at least R-15 in 2x4 walls and R-21 in 2x6 walls (WAC 51-11R-50300). Replacement windows must meet the code's U-factor.
  • Substantial alteration. In Seattle, replacing walls in more than 60% of a house is likely treated as a substantial alteration, which can trigger code upgrades for the whole house (SDCI Tip 316).
  • Age of the house. About 45% of homes in King County were built before 1980 (2024 King County Comprehensive Plan). Older homes need an asbestos survey before renovation, and pre-1978 homes need lead-safe work practices.
  • Finish level. Cabinets, counters, tile and fixtures can double a kitchen or bath between midrange and upscale, as the table shows.

Permits for a Whole House Renovation

A whole house renovation always needs permits. What changes is the path:

  • Seattle: interior alterations of a house usually go through a Subject-to-Field-Inspection permit, screened in a few days. Larger beams and structural work need stamped plans. Plumbing permits are issued by Public Health, Seattle & King County.
  • Bellevue: a single-family remodel permit with plan review covers structural changes and includes electrical, mechanical and plumbing. Its median review was 13 days over the 12 months to October 2026; additions took a median of 75 days (Bellevue data).
  • Kirkland: a permit is needed for interior remodels, for adding, removing or relocating any wall, and for drywall removal (Kirkland).
  • Redmond: a permit is needed for alterations and remodels of an existing home (Redmond).

Asbestos and Lead

The Puget Sound Clean Air Agency requires an asbestos survey before renovation; an owner who lives in the house may survey it themselves for a remodel, otherwise an AHERA-certified inspector does it. Under RCW 49.26 a contractor may not start until it has a copy of the written survey report. In homes built before 1978, paid work that disturbs paint must follow the EPA's lead-safe RRP rule.

How Long It Takes

National surveys show planning takes longer than building. In the 2026 Houzz & Home study of 2025 projects, a kitchen remodel took a median of 9.5 months to plan and 5.8 months to build; a primary bathroom 8.4 and 4.8 months. Angi's guide puts major renovations with floor plan or structural changes at 12-15 months overall.

A whole house renovation usually runs in this order:

  1. Assessment, scope and budget, asbestos survey
  2. Design, engineering for any structural changes, energy code compliance
  3. Permits
  4. Demolition and rough-in: framing, plumbing, electrical, HVAC, insulation
  5. Inspections, drywall, finishes, final inspection

Phasing is possible: many owners do the kitchen and main floor first and the bathrooms and exterior later, which spreads the cost but repeats some setup work.

Frequently Asked Questions

How much does it cost to renovate a whole house in Seattle?

For a cosmetic refresh, national guides show $15-$60 per sq ft. A full renovation with a new kitchen, baths and windows is better priced room by room: in Seattle's 2025 costs, a midrange kitchen, two midrange baths and new windows alone come to about $192,000. High-end gut renovations around Seattle and the Eastside are planned at $300-$550 per sq ft.

Is it cheaper to renovate or rebuild?

It depends on the structure. If the foundation, framing and roof are sound, a renovation keeps the most expensive parts of the house. When most walls, systems and the envelope must be replaced, a renovation can trigger the same code upgrades as new construction, and the comparison needs a site-specific estimate.

Which renovations pay back the most at resale in Seattle?

In the 2025 Cost vs Value data for Seattle, a steel entry door (157%) and a same-layout minor kitchen remodel (118%) recouped more than they cost. Major kitchen and bathroom remodels recouped 35-59%.

Can I live in the house during a whole house renovation?

Often for part of it. Kitchen and bathroom phases, asbestos abatement and floor refinishing usually mean moving out for a period; phasing the work room by room makes staying possible longer.
